MIKE SIMMONS, SENIOR PASTOR OF HILLCREST BAPTIST CHURCH HAS FAITHFULLY SHEPHERDED THE PEOPLE OF CEDAR HILL FOR OVER THREE DECADES, EXEMPLIFYING THE TRUE HEART OF A SERVANT LEADER WHOSE IMPACT REACHES BOTH LOCALLY AND ACROSS THE GLOBE. AND WHEREAS DR. SIMMONS HAS SERVED AS PASTOR OF HILLCREST BAPTIST CHURCH FOR THE PAST 34 YEARS, PROVIDING STEADFAST LEADERSHIP, ROOTED IN FAITH, HUMILITY, AND VISION. THE MOST IMPORTANT THING IS THE COMMUNITY. AND OF COURSE, WITH HILL CITY CHURCH, MS. JAMIE, SHE HAS STEPPED UP SO MUCH TO COUNTRY DAY FOR THE LONGEST OF TIME SINCE BACK TO MISS JIMMY'S TIME. AND WE TRULY APPRECIATE EVERY ONE OF THE BOARD MEMBERS AND THE VOLUNTEERS. WITHOUT THE VOLUNTEERS, I DON'T THINK WE WILL HAVE COUNTRY DAY. AND OF COURSE, WITHOUT THE CITY, THE FAR DEPARTMENT, THE POLICE DEPARTMENT, AND THE MOST IMPORTANT ONES THAT WE HAVE ALWAYS TRULY LOVE UNDER THE LEADERSHIP OF SEAN RAY, JOSH MCLAREN, AND ALSO ROBERT, THIS OTHER GUYS THAT HELPS THE BACKBONE OF COUNTRY DAY ON THE HILL. AND THE REQUEST IS TO CONDUCT A PUBLIC HEARING AND CONSIDER AN APPLICATION FOR A CHANGE IN ZONING FROM LOCAL RETAIL TO PD FOR C-H-I-S-D, TRANSPORTATION AND AUXILIARY CENTER. THE AREA SHOWN IN YELLOW IS THE SUBJECT SITE. THE EXISTING LAND USE IN THE SUBJECT SITE IS THE L KIMM LEWIS BUILDING, WHICH IS AN OFFICE USE. THE PD, IT ALLOWS US TO RETAIN THE BASE ZONING OF LOCAL RETAIL, BUT IT ALSO ALLOWS US TO EVALUATE THE PROPOSED DEVELOPMENT AND PROVIDE DESIGN CONSIDERATIONS THAT ARE BEYOND THE CURRENT DEVELOPMENT STANDARDS. AND SO WE'RE ABLE TO ENHANCE THE DEVELOPMENT. IN ADDITION, THE PD ALLOWS A CITY TO REQUIRE MASON REBUILDING MATERIALS AND ENHANCE THE SITE LANDSCAPING. SO WE GAIN A LOT OF ADDED VALUE THROUGH THE PD DISTRICT. THIS IS THE SITE PLAN, AND I WILL GO BETWEEN THIS AND THE LANDSCAPE PLAN, WHICH PROVIDES A LITTLE BIT MORE, UH, CLARITY OF WHAT YOU WILL SEE ON THE SITE. THE PROPOSED TRANSPORTATION FACILITY WOULD BE A HUB FOR THE DISTRICT'S OPERATIONS, WHICH INCLUDE TRANSPORTATION SERVICES, MAINTENANCE AND CONS, CUSTODIAL SERVICES, OFFICE AND STORAGE. THE TWO NEW BUILDINGS WOULD BE A BUS MAINTENANCE BUILDING AND A WASH AND FUEL STATION, WHICH ARE ALSO LABELED ON THIS PARTICULAR PLAN. IT PROVIDES FOR STORAGE AND MAINTENANCE OF [00:45:01] SCHOOL, BUS SCHOOL BUSES, AND PROVIDES TRANSPORTATION SERVICES TO CEDAR HILL STUDENTS IN CEDAR HILL SCHOOLS. THE PROPOSED DEVELOPMENT DOES NOT FULLY ALIGN WITH THE CURRENT CONSERVATION GROWTH MAP, BUT IT HAS SIMILAR CHARACTERISTICS THAT IF APPROVED, IT SHOULD BE WITH THE ATTACHED STANDARDS AND EXHIBITS TO ENHANCE THE DEVELOPMENT AND MINIMIZE IMPACTS TO ADJACENT PROPERTIES.
