UH, THIS IS, UH, A BIG MOMENT AND A MILESTONE, UH, OPPORTUNITY FOR OUR CITY, UH, TODAY TO BE ABLE, UH, TO, UH, RECOGNIZE THAT CAROLINE MCKEE FOR ALL OF HER, UH, COMMUNITY WORK OVER THE LAST MANY DECADES HERE IN CEDAR HILL.

DEFINITELY A GREAT EXAMPLE OF THE CEDAR HILL WAY, UH, BUT JUST TO GET, UH, GOING ON THE BRIEFING SESSION WOULD LIKE TO EXTEND OUR GRATITUDE AND THANK YOU FOR, TO OUR NEIGHBORS IN WINDSOR PARK FOR, YOU KNOW, THEIR HOSPITALITY, UH, AND FOR HOSTING AS THIS SATURDAY FOR, UH, THE NEIGHBORHOOD WALK.

UM, I'M NOT SURE ABOUT, UH, THE STREETS THAT YOU GUYS WERE ON, BUT THE ONES THAT I WERE ON, I FOUND A LOT OF, UH, VERY HAPPY AND ENGAGED CITIZENS, MANY OF WHICH HAVE LIVED IN THAT NEIGHBORHOOD SINCE THEIR HOME WAS BUILT.

SO A LOT OF 20 AND 26 AND 27, 28 YEAR, UH, RESIDENTS OF THE CITY THROUGH THERE.

UM, AND EVERY ONE OF THEM WAS, UH, HOSPITABLE AND, UH, ENJOYED THE OPPORTUNITY TO ENGAGE.

SO WE APPRECIATED THEIR, UH, THEIR HOSPITALITY FOR TAKING US IN.

ALSO, WOULD LIKE TO JUST CONGRATULATE ALL INVOLVED IN, UH, THE LATIN FEST CELEBRATION THAT WE, UH, HAD TWO SATURDAYS AGO.

IT'S, UH, BY, UH, EVERY MEASUREMENT THAT WE HAVE, UH, COME UP WITH HAS BEEN A, A GRAND SUCCESS WITH A LOT OF GREAT FEEDBACK, NOT JUST FROM FOLKS WHO ATTENDED, BUT, UH, THE VENDORS AND SPONSORS, UH, AND JUST RESIDENTS WHO JUST HAPPENED TO COME OUT.

UM, THEY ALSO ATTRACTED A FAIR AMOUNT OF FOLKS FROM OUTSIDE THE CITY AS WELL.

SO IT WAS A REALLY GOOD FIRST START AND A, UH, GREAT NOD TO THE COUNCIL'S, UH, HISPANIC LATINO ENGAGEMENT INITIATIVE THAT, UH, YOU PUT INTO PLACE FOR THIS YEAR.

UH, WOULD LIKE TO GO OVER THE CALENDAR, UH, QUICKLY, AND THEN WE'LL GO OVER THE ORIENTATION TO THIS, UH, RELATIVELY BRIEF AGENDA FOR TODAY.

UH, THIS THURSDAY, SEPTEMBER 29TH AT 1130 CHAMBER COMMERCE WILL BE HOSTING THE ANNUAL STATE OF THE DISTRICT ADDRESS THAT WILL BE HELD AT THE, UH, MADDOX TEACHING AND LEARNING CENTER AT 1533 HIGH POINT LANE.

SO THIS IS THE OLD WEST INTERMEDIATE, I BELIEVE.

AND, UM, UH, IF YOU HAVE NOT R RSPD FOR THAT, PLEASE, UH, LET, UH, BELINDA KNOW, AND WE WILL, UH, WE'LL GET YOU GUYS, UH, SET UP FOR THAT.

UH, AND JUST ALSO FYI, THAT EVENING OF SEPTEMBER 29TH AT SIX WILL BE THE NEXT SESSION OF THIS YEAR'S CITIZENS, UH, LEADERSHIP ACADEMY.

MOST OF YOU WERE AT THE, UH, KICKOFF THAT THE POLICE DEPARTMENT HELD AT GRADY LAMB, UH, ABOUT THREE WEEKS AGO.

THERE IS A LOT OF EXCITEMENT THIS YEAR.

PEOPLE ARE ANXIOUS TO BE ABLE TO GET OUT AND ENGAGE WITH THEIR NEIGHBORS.

SO, AS ALWAYS, WE WILL, UH, GATHER AT THE POLICE BRIEFING ROOM, UH, AROUND, UM, FIVE AND GET OUR ASSIGNMENTS AND THEN, UH, BE PREPARED TO HIT THE GROUND RUNNING.

AS, AS YOU KNOW, THERE'S A LOT OF, UH, THERE'S A LOT OF NEIGHBORHOOD EVENTS TO TRY TO HIT IN THE DAYLIGHT HOURS THAT WE HAVE.

SO FIVE 30 TO EIGHT ON FRIDAY, OCTOBER 7TH FOR BEANS AND CORNBREAD AND BINGO.

UH, HOW OFTEN DO WE VARY FROM THAT? I MEAN, IS THERE, IS IT, I MEAN THAT'S WHAT I'M TRYING TO GET A SENSE CUZ IT, IT SEEMS FROM THE RECORD HERE WE'RE THE STANDARD IS ONE 50 BUT WE'RE DOING 1 25 AND I'M JUST TRYING TO GET A SENSE OF THAT PARTICULAR STANDARD.

HOW OFTEN DO WE VARY FROM IT? SO RECENTLY THAT HAS NOT BEEN A REQUEST BY AN APPLICANT.

UM, JUST BECAUSE ANY RECENT, I GUESS YOU CAN SAY MF BASED PD, MULTI-FAMILY BASED PD, UM, HAS NOT ENCOUNTERED THAT ASPECT IN THEIR DEVELOPMENT.

UM, HERE IT IS BECAUSE OF THE MITIGATING FACTORS THAT WE HAVE WORKED WITH THE APPLICANTS SUCH AS THE MASONRY WALL, THE REPLANTING SLASH PRESERVATION OF EXISTING TREES, WE FEEL THAT THAT 1 25 OR THE REDUCTION OF THE ONE 50 IS SUITABLE, UM, AND ADEQUATE FOR THAT DEVELOPMENT AS WELL AS THE WAY THAT THAT SITE IS ORIENTED.

IT DOESN'T LAND FOR MORE AREA TO BE GIVEN TO THE SENIOR LIVING BUILDINGS.

SO, OR DEVELOPMENT THAT PART OF THAT DEVELOPMENT BASED ON THE, SOME COMMUNICATION I GOT FROM THE CITY MANAGER, THIS STANDARD IS TO SERVE AS A BUFFER.

AND YOU ALL FEEL THAT THERE'S SUITABLE, UH, SUFFICIENT BUFFER BETWEEN THIS PARTICULAR, UH, DEVELOPMENT AND THE NEIGHBORING PROPERTIES? THAT IS CORRECT, YES.

HOW MUCH IMPACT WOULD, UH, WOULD DOING THE WHOLE ONE 50 VERSUS THE 1 25, HOW HAVE ON THE RETAIL, UH, FRONTAGE PART OF IT? BECAUSE I THINK TO ME IT'S IMPORTANT TO HAVE THAT RETAIL PIECE OF IT AND THAT THEY'VE ADDED TO THAT.

CUZ THAT'S WHAT WE ANTICIPATED HAVING IN THAT AREA ANYWAY IS RETAIL.

HOW WOULD THAT, UH, IMPACT THAT OTHER 25 FEET? SO POTENTIALLY THAT 25 FEET WOULD ACTUALLY MAKE THAT DEVELOPMENT LOSE ONE TO TWO RETAIL PATH SIZE, WOULD IT? OKAY.

I NOTICED THAT THE, THE DENSITY IS SUBSTANTIALLY HIGHER THAN WHAT WE EVEN PERMITTED AT THE, AT THE LUX.

UM, IS THAT NECESSARY FOR, FOR THAT DEVELOPMENT TO, TO BE ABLE TO PROCEED TO HAVE THAT LEVEL OF DENSITY? THAT SEEMS AWFUL.

JUST SEEMS AWFUL HIGH.

SO THERE, THE DENSITY HERE IS A LITTLE DIFFERENT.

WE ARE ALSO, BECAUSE THIS IDEAL OR ESSENTIALLY IS AN A HORIZONTAL MIX USE DEVELOPMENT, THAT DENSITY NEEDS TO BE SPREAD OUT ACROSS THE ENTIRE SITE, WHICH IS THE 13 ACRES, WHICH ACTUALLY BRINGS IT DOWN TO 13.7, SORRY, 13 POINT 25 DWELLING UNITS PER ACRE.

UM, AGAIN, I SAY THIS IS A MIXED USE HO A HORIZONTAL MIXED USE DEVELOPMENT BECAUSE IN THIS SITE PARTICULARLY, IT'S RIGHT OFF A HIGH RATE HIGHWAY RIGHT OFF OF A FUTURE PRINCIPAL ARTERIAL.

SO WE WANT THAT COMMERCIAL COMPONENT.

IT DOES, WE DO.

CITI WOULD NOT WANT IT TO BE FULLY RESIDENTIAL.
